HVAC Design

Florida's climate is unforgiving of HVAC mistakes. Oversized equipment short-cycles, never pulls humidity out of the space, and wastes energy for the life of the building. Undersized equipment never recovers on a design day. We calculate the actual loads, select equipment that matches them, and lay out distribution that fits the building it has to serve.

Systems: split DX & RTU, VRF/VRV, chilled water (CHW), hot water, DOAS/ventilation, ductwork & controls/BAS.

Ventilation rates and energy compliance are engineered into the design from the start — not reverse-fitted to pass plan review.

Plumbing Design

Plumbing errors surface late and cost the most to correct — usually after the slab is poured or the walls are closed. We size domestic water, waste, vent, storm, and gas systems against real fixture demand, and settle the routing with structural and civil while it's still a drawing.

Riser diagrams and fixture calculations are built to survive plan review the first time through.

Electrical Design

Electrical design has to account for every load in the building — including mechanical equipment the other disciplines are still selecting. We coordinate power, lighting, and life-safety systems so the panel schedule reflects what actually gets installed, not what was assumed in schematic design.

Equipment circuits are sized to the units actually scheduled, with MCA and MOP verified against the mechanical set.

MEP Coordination

A duct and a beam occupying the same space is a five-minute fix on a drawing and a change order in the field. We resolve MEP against structural and architectural before the set is issued, so the contractor isn't the one discovering the conflict.

Renovation / Existing Building Design

Existing buildings come with constraints new construction doesn't: undocumented systems, equipment of unknown remaining capacity, and tenants who still need the building to work on Monday. We verify what's actually there before designing around it.
